IHCL-Adani Deal Brings Eight Hotels to Four Indian Cities

IHCL and Adani Airports Plan Eight Hotels with More Than 2,000 Rooms Across Four Cities

Indian Hotels Company Limited (IHCL) and Adani Airport Holdings Limited (AAHL) have agreed to develop eight hotels with more than 2,000 rooms across Mumbai, Ahmedabad, Lucknow and Guwahati, adding to India’s growing number of airport-linked hospitality projects.

The agreement, announced on 29 October 2026, places IHCL in charge of running the hotels, while Adani Airports will develop the properties. The hotels will carry four IHCL brands: Taj, Vivanta, Gateway and Ginger.

The projects are part of Adani Airports’ plan to build commercial and hospitality districts around its airports. The wider programme, known as Adani Airport City, includes a proposed investment of more than ₹20,000 crore in its first phase.

For travellers, the new hotels could offer more places to stay near airports, including for people with early flights, long layovers or business meetings. The scale of the development, however, means the effect will depend on when the hotels open, their room rates and how well they connect with airport terminals and city transport.

The portfolio will include three Taj hotels, two Vivanta hotels, one Gateway hotel and two Ginger hotels. These brands cover different price levels, from luxury stays to more affordable rooms for business and leisure travellers.

Mumbai will have a Taj hotel under construction at Terminal 2 of the airport. Lucknow is set to get a Vivanta and a Ginger hotel. Ahmedabad will have a Taj and a Vivanta, both in advanced stages of construction. Guwahati will receive a Taj, a Gateway and a Ginger hotel.

The eight properties will offer accommodation, dining, meeting and event spaces, wellness facilities and recreational services. The companies have not announced the room count for each hotel, the total cost of the eight properties or their individual opening dates.

The hotel agreement comes as airport operators look to earn more from land around their terminals. Large airports need space for passenger services, aircraft operations and transport links. Land outside the main terminal can also support hotels, offices, shops and other commercial activity.

Adani Airport Holdings has formed Adani Airport City Limited to develop a land bank of more than 655 acres across six airports in five states. This includes nearly 440 acres in Mumbai and Navi Mumbai.

The first phase of Adani Airport City is expected to involve an investment of more than ₹20,000 crore. The plan covers about 22 million square feet across Mumbai, Navi Mumbai, Ahmedabad, Lucknow, Jaipur and Guwahati.

The hotel agreement forms part of this wider plan. The company intends to develop areas around airports that include hospitality, retail, commercial and lifestyle facilities.

For cities, such developments could bring more hotel rooms and commercial activity near major transport hubs. Their value will depend on the demand for rooms, the number of businesses that set up in these areas and the ease with which visitors can travel between airports and city centres.

IHCL, which operates hotels under several brands, will add the eight properties to its airport-related business. Puneet Chhatwal, Managing Director and Chief Executive Officer of IHCL, said the agreement would take the company’s total to 25 hotels across its brand portfolio at key airports in India.

He said, “As India strengthens its position as one of the world’s fastest-growing aviation markets, airport-centric developments are emerging as important commercial and hospitality hubs. Our partnership with Adani Airport Holdings Limited brings together two leading Indian companies with a shared vision to build India’s travel and tourism sector.”

Chhatwal added, “Strengthening IHCL’s leading multi-brand presence in India’s key airports, this collaboration will include three Taj hotels, two Vivanta hotels, a Gateway hotel and two Ginger hotels catering to the diverse needs of business and leisure travellers across segments. With these additions, IHCL will have 25 hotels across its brandscape at key airports in India.”

The mix of brands gives IHCL the option to serve different types of guests at the same airport location. A business traveller may seek a full-service hotel, while a passenger waiting for a flight may prefer a shorter stay at a more affordable property.

Jeet Adani, Director of Adani Airport Holdings Limited, said the company was looking to develop airport areas with hotels, businesses, shops and leisure facilities.

“Across the world, leading airports are evolving into integrated destinations that serve as catalysts for commerce, tourism and urban growth. At Adani Airports, our ambition extends beyond operating airports to developing vibrant Airport Cities that bring together hospitality, business, retail and leisure, while enhancing the overall passenger and visitor experience. Our partnership with IHCL is an important step in this journey, bringing together our hospitality-led mixed-use destinations and India’s leading hospitality company to create world-class hotels across key airport cities with its brands, including the iconic Taj. Together, we aim to strengthen the hospitality ecosystem within our Airport City developments and contribute to the long-term economic growth of the regions we serve.”

The agreement adds to Adani Airports’ existing hotel partnerships. The company has also worked with IHG Hotels & Resorts on five hotels covering about 1,200 rooms across Jaipur, Mangaluru, Thiruvananthapuram and the Mumbai Metropolitan Region.

The IHCL deal adds another major hotel operator to Adani Airports’ development plans. For the hospitality sector, it gives IHCL a larger role in airport-linked accommodation across four cities.

The projects will also test how well airport-based hotels attract guests who may not be flying. Their success will depend on room prices, access to business districts, transport links and demand from visitors to each city.

As construction continues in Mumbai and Ahmedabad, and projects move forward in Lucknow and Guwahati, the timing of the hotel openings will be important. The new rooms will add to local supply, while travellers and businesses will judge the value of the properties once they begin operating.
